本研究は，福山市における産業構造の変化を念頭に置きつつ，市街化の推移を人口集中地区(DID)の広がり等に着目して整理・考察するとともに，自然的土地利用と都市的土地利用の現況に基づく土地利用特性について整理・考察し，高度経済成長期以降，著しい都市化が進んできた地方都市における都市的土地利用の課題を検討したものである．
福山市は，江戸時代の大規模な新田開発や干拓事業により農業が盛んな都市であったこと，低密度な周辺市町との合併を行ってきたことにより，DID人口率やDID面積率が低く，また，市街化区域に対する市街化区域農地の面積割合が高いことから，農地割合の高い「農住混在」市街地が形成されてきている特徴が明らかになった．今後，隣接宅地の高さ制限等による農地の採光確保など，自然的土地利用と都市的土地利用の融和に取り組み，地方都市ならではの良好な都市空間形成が取組課題である．

This study, based on the changes in the industrial structure in Fukuyama City, observes the transition of urbanization in a Densely Inhabited District (DID), and analyzes the land use characteristics based on the current state of the urban and rural land use, and discusses the problem of urban land use in local cities.
Due to the large-scale agricultural land development and reclamation project of the Edo period (1603-1868 CE), Fukuyama City became a thriving agricultured city. In recent years, Fukuyama City has merged with surrounding municipalities. As a result, Fukuyama City has a lower DID population ratio and the DID area ratio.
In addition, in Fukuyama City, the area ratio of “urban areas agricultural land” is high. Also "Urban and Rural Land Uses" have been formed in the urban areas.
