本論では,「ショッピングセンターの百貨店化」という事象について,これまでの商店街との商業集積間比較研究ではなく,共通した総合型商業施設の枠組みの中での小売業(百貨店)と不動産業(SC)のビジネスシステム間比較という新たな観点からとらえ,SCの顧客価値の提案に向け,小売を目標とした「組織能力の獲得 In this paper, we analyze the event of "transformation of SC into Department Store" from a new perspective: comparison of a business system between retail (department store) and real estate(SC). It is a business system approach within the framework of a common general commercial facility, rather than a traditional study of commercial integration with commercial cluster, we analyzed it as a model of "acquisition process of organizational capability" with the goal of retailing in order to propose customer value. In the acquisition process, four stages are set in this paper. In the basic conditions as SC (stage I.), the difference between the revenue model (settlement method, rent method and profit calcula-tion principle) is greatly divided, but it is a starting point to make sales a common indicator with tenants. Since then, we have acquired the ability to operate general commercial facilities (Stage II) and the ability to respond to new markets such as tax-free and EC (Stage III), and to be able to propose value that mimics general-type retailing. Finally, it led to the acquisition of the ability of retail direct management (Stage IV.). In this way, SC will gradually acquire organizational capabilities, but the units targeted by the capability will gradually change from operational support of multiple shops to single item management of assortment. As a result, in providing customer value as an accumulation, it will remain in partial correspondence. There is a limit that cannot be exceeded as the boundary of the business system, and it can be understood that both retail and real estate are in the boundary area between both business systems. |
