Abstract

This paper is the sequal of the references (1) concerned the valuations of the room planning composition. In the reference (1), it was quantitatively shown the valuations of the room planning composition of the condominiums in the hedonic approach and ISM. In this paper, it is analyzed the valuations of the room planning composition of the detached houses in the same way and moreover it is compared with the case of the condominiums.
The number of the detached houses handled in this paper is 42. The valuations of the room planning composition of the detached houses analyzed in ISM agree with the valuse of the room planning composition analyzed in the hedonic approach and support the validity. At this point, this results are the same as the case of the condominiums.
To compare the detached houses and the condominiums, it changed the detached houses into the status which was equivalent to the condominiums. According to this way, it was founded that the valuations of the room planning composition of the detached houses was in the rather high tendency. Also, the verification of the sufficient-ness whether or not which these valuations were proper was shown by the comparison with the ideal room planning composition about each of the detached houses and the condominiums.
As the result of the verification, the sufficient-ness of the valuations of the room planning composition in this paper is shown, in addition to it, it proposes that the way of the verification by the comparison with the ideal room planning composition is valid as the new way of the valuations.
